Pickleball Turns into New Marquee Amenity in Luxury Living in India

Pickleball is becoming a critical part of real estate in India. That’s right, the world’s fast-rising sport has officially moved from the fringes to the centre of modern development. From underused rooftops and podium slabs to basements and irregular vacant plots, developers are repurposing low-utility areas into high-energy pickleball courts to woo a new generation of young homebuyers. What began as a niche recreational activity is now a marquee amenity, reflecting a broader shift toward active, community-driven living.
“Developers are now positioning pickleball courts as a key differentiator rather than just another amenity,” Gundeep Singh, Founder of proptech company Simplease, wrote on LinkedIn. “The bigger takeaway is that amenity relevance now has a shelf life, pushing builders to design flexible spaces that can evolve every five to ten yrs, since what works today may not matter a decade from now.”
Activating “Awkward” Spaces with Precision
One of pickleball’s strongest advantages is its landmark spatial efficiency. A standard court measures a compact 44 by 20 feet, making it significantly easier to integrate into dense urban projects than a traditional tennis court. Ritesh Mehta, Senior Director at JLL, notes that while the sport hasn’t replaced tennis or squash outright, its “compact footprint and lower cost make it a more practical choice in many gated communities.”
This efficiency is allowing builders to turn “awkward” places into value-generating assets. At the Prestige Group, the focus is on embedding these courts within wellness zones.
“In a city like Bengaluru, where space optimisation is crucial, we work closely with our architects to ensure every leisure space, including a pickleball court, contributes to the overall aesthetic and social fabric of the development,” explains Praveer Shrivastava, Senior Executive Vice President at Prestige Group.
From Marketing Novelty to Lifestyle Essential
For real estate experts, pickleball is steadily moving beyond being a mere marketing novelty. At the Brigade Group, the sport is “transitioning from a premium add-on to a broader value proposition,” becoming a standard feature in larger townships and mid-segment projects. Early adopters like Concorde have already seen strong resident engagement from courts introduced years ago.
Importantly, pickleball is emerging as a premier platform for professional and social connection. The Hiranandani Group’s association with the CXO PickleBall League—featuring Saina Nehwal as Brand Ambassador—highlights how the sport brings business leaders together. Niranjan Hiranandani envisions this as a way of “blending business, sport and wellness to build meaningful professional connections”.
While a pickleball court alone may not close a sale, it has become a vital part of the conversation during site visits. As Anil RG, Managing Director of Concorde, points out: “Like gyms and yoga decks once did, pickleball is moving toward becoming an integral part of active, community-focused living.” In a competitive market, providing this kind of sporting infrastructure allows projects to stand out, signalling a modern lifestyle that today’s wellness-conscious buyers are naturally stoked to join.
And the best part? Pickleball’s rise isn’t slowing down. So, don’t be surprised if it becomes a key differentiator at all real estate levels.
