Mitsui Fudosan Champions Pickleball as One of Japan’s New Social Sports

Pickleball may have started life in the United States, but it is finding a new home in Japan—and much of that momentum can be traced back to Mitsui Fudosan. Since 2024, the real estate giant has been quietly but deliberately weaving the sport into the fabric of its properties, turning shopping malls and community spaces into lively courts where colleagues, neighbours, and families can connect.

The company’s thinking is straightforward. In land-constrained cities, space is precious, yet pickleball requires only the footprint of a doubles badminton court. That makes it an ideal fit for urban Japan. Kohei Yamanaka, from Mitsui Fudosan’s tenant relations and business development team, explained that the firm anticipated the sport’s popularity in America would eventually spill over. By acting early, Mitsui Fudosan positioned itself not just as a landlord but as a facilitator of community life.

Events and tournaments have been organised for employees of tenant companies, creating opportunities for people to meet outside the office and share in a low-intensity workout. The sport’s design helps here: the perforated ball travels at slower speeds, rallies are easier to sustain, and even beginners can get a game going almost instantly. It is inclusive by nature, and Mitsui Fudosan has leaned into that accessibility.

The results speak volumes. Pickleball One Inc. estimates that Japan now has around 330,000 players, a staggering rise from just 45,000 the year before. Mitsui Fudosan’s role in providing venues and visibility has been central to that growth. By embedding pickleball into its properties, the company has added a new dimension to its commercial appeal—spaces that are not only for shopping or working but also for play and social connection.

In a country where community ties and active ageing are increasingly valued, Mitsui Fudosan has shown how a real estate firm can shape more than skylines. It can shape lifestyles. And with pickleball’s trajectory still climbing, the company’s early bet looks set to pay off both socially and commercially.
